Terms and Conditions
MINIMUM STAY
Winter: 7 nights
July and August: 14 nights
PRICES
Winter: from €140 per day per apartment
Summer: from €120 per day per apartment
Prices are based on standard occupancy. There is a daily surcharge per person for the use of extra beds. Babies (0–3 years old) without a baby bed: from €15 per day.
Tourist tax not included: €2.30 per person per night (from age 14).
INCLUDED IN THE PRICE
Final cleaning, bed and kitchen linen, towels, dishwasher, kettle, moka coffee maker, Wi-Fi, satellite TV, electricity, gas and heating, private parking, ski storage with boot warmers, summer bike storage, garden and terrace with sun loungers, children’s playground.
EXTRA SERVICES
Dogs are welcome (max 1 per apartment, only in summer, no other animals) from €15 per day.
A €200 cash deposit is required and will be returned at check-out after checking cleanliness and any damages. Please inform us in advance if you are bringing a dog.
Shared washing machine available for an extra fee.
Baby bed for 0–2 years: from €15 per day.
Fresh bread delivery: €25 per week (only in winter), bread not included.
Mid-week cleaning on request: includes floors, bathroom, towel change, and garbage removal – kitchen not included (extra charge).
Lunch and/or dinner available at our restaurant Ütia Florian.
PAYMENT
The total amount must be paid on arrival by cash, debit card, or bank transfer.
DEPOSIT AND CANCELLATION TERMS
To confirm the booking, a non-refundable deposit of €300 is required.
For bookings over €3,000 or for certain periods, a higher deposit may be required.
The booking is valid only after our written confirmation.
Cancellation policy:
The deposit is non-refundable.
Cancellations from 30 to 10 days before arrival: 50% charge.
Cancellations within 10 days or no-shows: 100% charge, but a 20% discount is offered if the apartment is not used.
TRAVEL INSURANCE
We recommend a travel cancellation insurance to avoid penalties.
CHECK-IN / CHECK-OUT
Apartments are available from 3:00 PM on arrival day until 9:00 AM on departure day.
Please let us know in advance if you plan to arrive after 6:00 PM.
ACCESS TO THE PROPERTY
For safety and privacy, only registered guests are allowed to enter the apartments and the surrounding areas.
NO SMOKING
Smoking is not allowed inside the apartments.
